Description:

The Project consists of abatement and partial demolition of the existing Fitchburg Public Library building, followed by the construction of a new, 2 story, 25,300SF Library addition and the renovation of 29,700SF of existing Library building. The new building will contain book stacks/collections, offices, a small Cafe Space, Media and Art gallery spaces, a new large meeting room/presentation space, and a variety of other spaces in support of the Library’s program and operations.

The sitework will include regrading, new parking areas, driveways, walkways, and plantings. These features are located both around the perimeter of the building, as well as in an interior courtyard. Sitework also extends as required to make the needed utility connections (gas, electric, water, sewer) as shown on the plans.

Where new, the building structure will be conventionally framed system of structural steel beams supporting concrete floor slabs and steel decking, with slab on grade at the ground floor level. Structural elements at the existing Wallace building (to be renovated) will remain unchanged unless otherwise noted on the plans.

The exterior envelope will be primarily masonry, either new or repointed existing, with either a typical metal stud wall assembly or the existing behind. Envelope will have punched windows, a 2-story storefront system, and storefront entrances. Roofing will be a fully adhered membrane roofing system.

Interior partitions will include metal studs and gypsum wall board, with glazing in select areas. Ceilings will include acoustic ceiling tile and gypsum wall board. Millwork will include wood and colored finish laminate. Interior finishes will include a mix of concrete floors, tile carpeting, tackable wallcoverings, marker boards, and in some areas relocated specialty finishes composed of relocated and repurposed stone features.

The building will require a complete sprinkler system installed per MA State Building Code. The new fire alarm system will consist of an addressable voice evacuation fire alarm control panel, automatic smoke and heat detectors, manual pull stations, audible and visible alarm signals, elevator recall, connections to automatic fire suppression systems, and connection to the Fire Department. The new fire alarm system will report to the Fire Department through a radio master box.

The building plumbing will include new high efficiency, water conserving fixtures for staff and visitor restrooms. Plumbing scope includes domestic hot and cold water, sanitary waste and vent, storm drainage by roof drains and/or gutters/downspouts.

The building will include full heating, ventilation, and air conditioning for the entire building, and is envisioned to be provided by electric heat pumps. All new equipment will be provided with direct digital controls and tied into a building management system.

The electrical system will be designed as “Solar Ready”. Selected larger spaces and exterior lighting will be controlled with network programmable relays for time and schedule control. Conference rooms, including the large new proposed Meeting Room, will be dimmable. Emergency lighting will be connected with emergency panelboards and will be tied back to an emergency generator.

The building security system will consist of intrusion detection for the exterior doors, card access control points for selected interior and exterior doors, a CCTV surveillance system, and a door entrance system.
