Description:

The Town of Acton seeks proposals regarding leased use of 19-21 Maple Street (collectively referred to as the “Premises”). Together consisting of approximately 5400 net usable square feet. The Premises feature 40 parking spaces, bicycle racks and two buildings.

Building 1 consists of a garage and an attached shed. It was constructed in the mid-1900s and its primary portion functions as a single-bay garage. On the northern end of the structure is an attached open air shed.

Building 2 was built in the early 1870s and features timber framed post and beam construction. It is listed on the Massachusetts Cultural Registry Information System which is maintained by the Massachusetts Historic Commission. This means it was nominated by the community due to its perceived cultural or historic value. The property is subject to the Chapter N Demolition Delay Bylaw under the jurisdiction of the Historic Commission. Recent modifications of Building 2 include two code-compliant egress stairways, new concrete foundation under the building, partially insulated walls & roofs, and the installation of new windows and doors. There is no elevator to the second floor. The second-floor rear portion has 14.5 feet ceiling height and suspended cross-beams to reduce the frequency of the columns. However, the crossbeams clearance is under 7 feet.

A portion of the buildings and the parking lot are currently under lease agreement through 06/30/24. The Town purchased the property on March 28, 2019 and subsequently was authorized to lease the Premises at the April 1, 2019 Annual Town Meeting. The Town seeks proposals to lease the Premises and some designated parking.
