Requirements



The U.S. Government intends to exercise an existing 5 year renewal option using other than full and open competition for an existing lease for the National Oceanic and Atmospheric Administration that is expiring in Gloucester, Massachusetts.

Delineated Area:



Within Essex County, Massachusetts bounded by:



North: Route 133 to northbound side of Interstate 95



East: Route 127 to Yankee Division Highway to Route 133



South: Route 114 to Route 1A to Route 127/127A



West: Northbound side of Interstate 95





Minimum Sq. Ft. (ANSI/BOMA Office Area (“ABOA”)): 84,000



Maximum Sq. Ft. (ABOA): 86,000



Space must be contiguous



Space Type: Primarily Office



Parking Spaces (Surface): Minimum of 242



Space includes a hearing room, reference facility and wet lab





To propose a location ready for inspection, the space must meet the federal government’s requirements for fire safety, accessibility, seismic and sustainability standards, per the U.S. General Services Administration. All services, supplies, utilities, partitioning, and tenant alterations must be included as part of the rental consideration.



Space shall not be in the 100-year floodplain.





Additional Information



The Government is notifying the market of its intention to exercise its 5-year renewal option and is interested in knowing if there are potential alternative sources that can meet the Government’s needs.



In evaluating the decision to exercise its renewal option, the Government will evaluate, among other things, costs associated with relocating, such as physical move costs, replication of improvements and telecommunication infrastructure, and non-productive agency downtime.
